PARKESBURG, PA — Soloff Realty & Development Inc. has begun leasing nearly 68,000 square feet of additional commercial space at The Shoppes of Sadsbury in western Chester County, advancing the 425,000-square-foot retail development as GIANT opens today and Target targets a May 2027 debut.
The 67,907-square-foot Phase 3 Town Center will accommodate restaurants, specialty retailers and service businesses alongside the development’s expanding roster of national chains, according to a Nov. 3 announcement from the Bala Cynwyd-based commercial real estate firm.
The new leasing phase follows the recruitment of two major anchor tenants. GIANT will occupy 60,000 square feet and open today, Nov. 6, while Target is slated to open a 130,000-square-foot store May 17, 2027.
Burlington, HomeGoods and PetSmart are also joining the development, adding apparel, home furnishings and pet supplies to the tenant mix.
The Shoppes of Sadsbury, located at the intersection of Routes 30 and 10, already includes Starbucks, Chipotle, Wendy’s, Wawa, Verizon, Aspen Dental, Jersey Mike’s and Chick-fil-A.
The additional space represents the next stage of development at a retail center positioned to serve western Chester County and the surrounding Route 30 corridor.
Unlike the larger anchor stores, Phase 3 is intended for smaller retail, restaurant and service operators. The planned configuration would allow businesses to operate alongside grocery, general merchandise and other established retail tenants.
Access to the property has also expanded with the opening of Nova Way, a five-lane boulevard connecting Routes 30 and 10.
The roadway includes new traffic signals at both intersections and provides access throughout the shopping center. According to Soloff Realty, surrounding roads carry a combined traffic volume exceeding 58,000 vehicles daily.
The development is adjacent to West Sadsbury Commons, which includes Walmart Supercenter and The Home Depot, adding to the concentration of major retailers along the corridor.
The growing retail district also sits near Penn Medicine Lancaster General Health’s Parkesburg location, which offers urgent care, primary care and specialty medical services.
Soloff Realty expects the additional commercial space to support restaurant, retail and service employment while expanding shopping and dining options for surrounding communities.
The company specializes in retail leasing, tenant and landlord representation, development, acquisitions and property sales across eastern Pennsylvania, New Jersey and Delaware.
