Mobile Home Reassessment Initiative Sustains Property Tax Relief Efforts in Chester County

EXTON, PA — Chester County United Way, in partnership Legal Aid of Southeastern Pennsylvania, continues to help mobile homeowners significantly reduce property taxes through its Mobile Home Tax Reassessment Program. This initiative is already delivering substantial, long-term financial relief across the county.

Since launching in 2019, the program has successfully completed more than 1,100 reassessment appeals, lowering property assessments for participating homeowners by an average of 66%. These efforts are projected to save residents more than $10 million in property taxes over the next 10 years.

Mobile homes, like vehicles, naturally depreciate over time, yet many owners are still taxed based on the outdated or original purchase values. This program corrects those discrepancies by ensuring assessments more accurately reflect current market value, creating a fairer and more affordable tax burden for homeowners.

Participants are seeing an average annual savings of $882, with many reporting reductions ranging from $500 to $2,000 per year. Importantly, there is no risk to applying, and property taxes will not increase because of reassessment.

This program is completely free and designed to be accessible and stress-free. The Chester County United Way and Legal Aid team manage the entire process on behalf of applicants, including completing paperwork, documenting the home, and filing appeals. All legal and court-related costs are fully covered.

“While this program has successfully re-assessed over one third of Chester County’s Mobile Homes, we know that there are many more homeowners who have not yet taken advantage of the program. We encourage all mobile homeowners on a rented lot to reach out so that we can make sure they’re being taxed fairly,” said Chester County United Way President and CEO Chris Saello.

The deadline to apply for the upcoming reassessment cycle is July 17th, and all mobile homeowners in Chester County are encouraged to take advantage of this opportunity.
