WEST GOSHEN TWP, PA — West Goshen Township supervisors will review proposed data center regulations, mixed-use development provisions and zoning map revisions on November 5 as the municipality advances a comprehensive rewrite of its land-use rules, potentially changing where businesses and development projects can operate throughout the township.
The proposed overhaul would replace a zoning framework originally adopted in 1972, updating the regulations that govern permitted uses, development standards and property classifications.
Supervisors are scheduled to meet Thursday, November 5, at 6 p.m. at the West Goshen Township Building, 1025 Paoli Pike, West Chester.
The agenda calls for supervisors to confirm changes to the proposed ordinance, including provisions addressing data centers and revisions to the proposed Mixed-Use Corridor District.
Data center regulations are among the consequential elements of the rewrite because they would establish how the township regulates facilities used to house computing infrastructure.
Changes to the Mixed-Use Corridor District could affect the types of residential and commercial development permitted in designated areas, while revisions to the zoning map could alter the classifications governing individual properties.
Earlier discussions also addressed building heights along Route 3, attainable housing, short-term rentals and permitted commercial activities.
Together, those provisions would influence the location, scale and character of future development, making the rewrite a significant land-use policy decision for property owners, residents and businesses.
The November 5 meeting is part of the township’s ongoing review process rather than a scheduled adoption hearing. Supervisors may direct further revisions before determining whether the replacement ordinance and accompanying zoning map are ready to proceed toward formal advertisement and an adoption hearing.
The proposed regulations remain under consideration.
