SOUTHAMPTON, PA — Rebecca J. Gonzalez, vice president of Abstract & Title Insurance at Quaint Oak Abstract, received two Pennsylvania Land Title Association honors in September, recognizing her professional qualifications and work addressing property-recording issues and real estate fraud risks.

Gonzalez earned the Certified Land Title Professional designation and became the inaugural recipient of the association’s Rising Star Agent Award during its 105th annual convention, held Sept. 20-22 in Avalon, New Jersey.

Quaint Oak Abstract is a wholly owned subsidiary of Quaint Oak Bank.

The Rising Star Agent Award recognizes emerging industry professionals for their work, professional standards and contributions to Pennsylvania’s title insurance sector.

The CLTP designation requires industry experience, continuing education, committee service, professional recommendations and successful completion of a qualifying examination. Gonzalez took the examination in July and received confirmation of her passing result in August.

The recognition comes as title insurance professionals confront risks involving property ownership records, liens, judgments and fraudulent real estate transactions.

Gonzalez chairs the association’s Title Issues and Records Committee, which monitors property-recording problems, emerging fraud patterns and other issues affecting title transactions across Pennsylvania.

Through that work, she has also met with Philadelphia City Council members to discuss improvements to local recording processes.

Seller impersonation fraud, in which an individual attempts to sell property without the owner’s authorization, is among the concerns confronting the industry.

“If something doesn’t feel right, we investigate it,” Gonzalez stated, describing the title verification process.

Title professionals review ownership records, identify and resolve outstanding liens or judgments, oversee transaction funds and record deeds and mortgages. Their work is intended to identify defects that could affect property ownership or the completion of a real estate transaction.

“We have people’s lives in our hands and their biggest asset,” Gonzalez said. “It’s important that the work is done right and with integrity.”

Gonzalez began her career in customer service before obtaining a real estate license in 2002. She subsequently worked in mortgage processing and settlements, conducting real estate closings beginning around 2009, and moved into title processing approximately 11 years ago.

At Quaint Oak Abstract, she works with Toni Geentiens, a title industry professional with 45 years of experience, and Adalgisa Martinez, a licensed title agent who speaks Spanish and maintains relationships within the Hispanic community.

The three-person, all-women team coordinates title searches, settlement requirements and client transactions. Its services also include remote online notarization.

Gonzalez credited the team’s coordination and familiarity with individual transactions for supporting its operations.

“We know each other’s files. We know each other’s clients,” she said.

Her industry involvement extends beyond transaction processing to regulatory and operational issues affecting Pennsylvania title agents, including the reliability of public records and measures to identify potentially fraudulent property transfers.
