Seedcopa Adds Commercial Lending Veteran to Operations Team

EXTON, PA — Seedcopa + SeedcoDE appointed Diana Cox as operations specialist, adding experience managing commercial real estate and construction loans as the economic-development lender supports small-business financing across Pennsylvania and Delaware.

The organization is the lending affiliate of the Chester County Economic Development Council and operates as a Certified Development Company. It specializes in loans backed by government programs, including the U.S. Small Business Administration’s 504 program.

Cox previously served as an assistant vice president, commercial loan specialist and team leader at Bryn Mawr Trust.

In that role, she coordinated more than 50 commercial real estate and construction loan closings annually. She also handled credit structuring, reviews, analysis and due diligence for a $250 million commercial lending portfolio.

Cox later worked as a senior solutions consultant at Built Technologies Inc., a financial-operations software provider serving the commercial real estate and construction industries. She managed relationships with nearly a dozen financial institutions.

“Diana brings a deep knowledge of commercial lending — from origination to closing and servicing — as well as experience working directly with borrowers, appraisers and title companies,” Seedcopa + SeedcoDE President Sherwood Robbins said.

Robbins said Cox’s experience converting lending workflows into client-facing systems would support the organization’s borrowers and partner lenders.

Cox will assist with SBA 504 loans and other long-term, fixed-rate financing for small businesses. Those loans are commonly used to purchase, build, renovate or expand commercial properties and to acquire machinery or equipment.

A typical SBA 504 financing structure can require a borrower contribution of as little as 10% of the project cost. A bank or credit union generally supplies 50%, while the SBA-backed portion can cover as much as 40%.

The structure allows Seedcopa + SeedcoDE to work alongside banks and credit unions rather than replace conventional commercial financing.

Cox holds an artificial-intelligence certification covering several generative AI platforms. She is also a graduate of West Chester University and Great Valley High School.

Raised in Willistown and Malvern, Cox now lives in Exton.
