Veterinary Landmark Changes Hands in $1.9M Central Pa. Real Estate Deal

BALA CYNWYD, PATerramed Real Estate Solutions has acquired the longtime home of the Animal Hospital of Dauphin County in a deal valued at $1,927,500, adding a decades-old veterinary practice to its growing healthcare real estate portfolio.

The purchase covers a 7,384-square-foot, one-story facility in West Hanover Township, just minutes from U.S. Route 22, that has served the greater Harrisburg area for nearly 65 years. The property is now part of Terramed’s real estate investment trust under a long-term lease, allowing the veterinary practice to continue operating at the site.

Terramed Chief Executive Officer Daniel Eisenstadt said the acquisition reflects both the stability of the location and the practice’s role in the community. He said generations of pet owners have relied on the Animal Hospital of Dauphin County, making it a strong fit for the firm’s long-term investment strategy in regions with consistent demand for veterinary care.

The building houses a general veterinary practice staffed by 12 veterinarians and has been renovated over time to support a wide range of services. The facility includes an in-house laboratory and pharmacy, surgical and rehabilitation spaces, diagnostic equipment such as X-ray and ultrasound machines, and therapeutic technologies including low-level lasers.

The transaction was structured as an UPREIT exchange, with the seller contributing most of the property’s equity in return for operating partnership units in the REIT. Terramed said the structure allows the seller to transition ownership in a tax-efficient manner while maintaining continuity for the practice and gaining exposure to a diversified healthcare real estate portfolio.

Dr. Bob Sarsfield, owner and chief medical officer of the Animal Hospital of Dauphin County, said the building has long supported the hospital’s ability to deliver comprehensive care in one location. He said the decision positions the practice to continue serving families and their animals well into the future.

Terramed said the acquisition strengthens its focus on established, high-performing medical practices with durable operations. The firm’s REIT now encompasses more than 650,000 square feet of purpose-built medical facilities, with a strategy centered on properties that support long-term, high-quality patient care across the healthcare sector.
