EQT Sells 4.4M-Square-Foot Midwest Logistics Portfolio

RADNOR, PA — EQT Real Estate sold a 20-property logistics portfolio spanning about 4.4 million square feet across six Midwest markets, completing an investment program that began in 2020 as institutional demand remains focused on stabilized industrial assets in major freight corridors.

The portfolio includes properties in St. Louis, Cincinnati, Columbus, Dayton, Cleveland and Louisville. EQT Real Estate held the assets through its Industrial Value Fund V.

The buildings serve tenants in e-commerce, third-party logistics, distribution and light manufacturing, with properties ranging from bulk distribution centers to infill light-industrial facilities.

EQT assembled the portfolio beginning in 2020 and spent the holding period leasing space and upgrading properties. Capital projects included building expansions, renovations and roof replacements.

The assets have average clear heights of approximately 30 feet and include cross-dock and rear-load configurations, along with truck courts designed to accommodate a range of logistics users.

The six markets place tenants within a day’s drive of nearly half of the U.S. population, according to EQT, supporting the portfolio’s role in regional and national distribution networks.

“Functional buildings in the right Midwest submarkets serve some of the most durable logistics demand in the country, anchored by labor, highway access and proximity to end customers,” Matthew Brodnik, global chief investment officer at EQT Real Estate, stated.

Brodnik said EQT’s local operating teams used their familiarity with individual properties and submarkets to guide acquisitions, leasing and capital improvements during the investment period.

The transaction reflects continued buyer interest in logistics portfolios that combine scale, occupancy and access to established transportation networks.
