Clemens Affiliate Acquires Downingtown Retail Center for $22M

Clemens Food Group

DOWNINGTOWN, PA — A real estate affiliate of Clemens Food Group has acquired Mill Town Square, a mixed-use commercial center in downtown Downingtown, for $22 million, expanding the meat producer’s property holdings to a portfolio valued at approximately $200 million, according to the Philadelphia Business Journal.

The transaction transfers ownership of the approximately 104,000-square-foot retail, medical and office complex at 150 E. Pennsylvania Avenue to an affiliate of the Hatfield-based company, which owns Hatfield Quality Meats.

Mill Town Square occupies approximately 8.7 acres in Downingtown’s commercial district. Its major tenants include Kimberton Whole Foods, Planet Fitness and Green Street Grill.

The property was renovated in 2005 and marketed for sale by commercial real estate brokerage CBRE without a publicly disclosed asking price.

The acquisition adds a multi-tenant commercial property to Clemens Food Group’s real estate portfolio, extending the company’s investment activities beyond its primary food production business.

According to marketing materials, the center accommodates a combination of retail businesses, medical services and professional offices.

Commercial leasing listings have advertised approximately 8,000 to 16,000 square feet of available space, although the figures vary depending on the buildings and individual suites included.

The property is situated within walking distance of Downingtown’s SEPTA rail station, Main Street businesses and borough parks, placing it near established transportation and commercial infrastructure.

The ownership change could influence future leasing decisions, capital improvements and the center’s tenant composition. The reported transaction establishes a new owner for the existing complex rather than a proposed redevelopment.

The purchase also represents a significant commercial property investment in Chester County by a company whose principal operations are based in neighboring Montgomery County.
