Chester County Home Prices Outpace Pennsylvania Market

CHESTER COUNTY, PA — Chester County home prices remained well above Pennsylvania’s median in June as limited inventory preserved seller leverage, even as new listings offered buyers modestly more choice across the county.

Regional multiple listing service and brokerage reports placed Chester County’s median sales price between $552,000 and $657,000 during the month. Even the bottom of that range was more than 62% above Pennsylvania’s statewide median of $340,000.

The county’s close-to-list price ratio ranged from 100% to 102.2%, indicating that homes frequently sold at or above their asking prices. Properties spent an average of 27 to 29 days on the market.

Inventory increased but remained constrained at approximately 2.7 months of supply, a level that continued to favor sellers. The market added 446 new listings and recorded 291 closed transactions during June.

The figures point to a market moving gradually toward a better balance without eliminating the competition confronting buyers. Sellers continued to benefit from tight neighborhood-level supply, while buyers gained some additional options as the summer market developed.

Accurate pricing and property presentation remained important despite the seller-friendly conditions. Homes positioned appropriately for their location and condition were more likely to attract quick offers, according to the regional reports.

Statewide, Pennsylvania’s median sales price reached $340,000 in June, rising just over 6% from $320,000 a year earlier, according to a housing report prepared for the Pennsylvania Association of Realtors.

More than 13,000 homes sold across Pennsylvania during the month. Sales increased more than 19% from May and 3% from June 2025.

The statewide market had 45,870 active listings in June, a slight increase from the previous month but approximately 3% fewer than a year earlier.

Pennsylvania Association of Realtors President David Dean attributed the record statewide price to “steady buyer demand, limited housing inventory and confidence in real estate as a long-term investment.”

“For homeowners, these strong prices help build equity, strengthen household wealth and provide financial flexibility,” Dean observed.

Chester County’s considerably higher price range reflects a more expensive local market than Pennsylvania overall, while its above-list sales and limited supply show that competition remained concentrated even as inventory conditions began to loosen.
