MALVERN, PA — Balfour Beatty Communities has acquired Clemson Village, a 96-unit student housing community near Clemson University, expanding the company’s presence in university markets and increasing its exposure to demand for off-campus housing in the Southeastern United States.
The acquisition adds 288 student beds to the company’s portfolio and marks its second investment tied to a university in the Atlantic Coast Conference, following its acquisition of Oktiv, a student housing property serving Florida State University.
Balfour Beatty Communities said Clemson Village is located less than a mile from Clemson University’s campus and includes 96 three-bedroom, three-bathroom units spread across 18 acres.
The property differs from many traditional student housing developments through its duplex-style layout, a design the company said offers students greater privacy and more living space than conventional apartment configurations.
The acquisition reflects continued investor interest in purpose-built student housing, a sector that has benefited from enrollment growth at major universities and persistent demand for off-campus accommodations.
“Clemson University continues to demonstrate strong enrollment growth and long-term demand for high-quality off-campus housing,” Lisa Dailey, senior vice president of multifamily acquisitions at Balfour Beatty Communities, said in a statement.
Amenities at the property include a clubhouse, swimming pool, fitness center, study spaces, and outdoor recreation areas.
Balfour Beatty Communities said it plans to make additional investments in the property following the acquisition, though it did not specify the scope, timing, or cost of the planned improvements.
The company, which invests in and manages residential communities nationwide, said the purchase aligns with its strategy of expanding in university markets with sustained housing demand and long-term growth potential.
