Benchmark, Regal Acquire Easton Industrial Site for Expansion

LANCASTER, PA — Benchmark Real Estate and Regal Ventures have acquired an Easton industrial property occupied by Human Active Technology and plan to expand the facility by approximately 70,000 square feet, a move aimed at increasing the tenant’s manufacturing and distribution capacity in the Lehigh Valley’s competitive industrial market.

The 85,053-square-foot building at 100 Kuebler Road serves as the global headquarters of Human Active Technology (HAT), a manufacturer of ergonomic workspace products. Financial terms of the transaction, including the seller and purchase price, were not disclosed.

The planned expansion will allow HAT to consolidate distribution operations that are currently handled at off-site locations, according to the new owners.

“We were able to work with HAT’s plans to present a solution to consolidate local, off-site operations,” Benchmark Real Estate Managing Partner Mike Callahan said. He added that the expansion is intended to address the company’s current operational needs while supporting future growth.

The acquisition reflects continued investor interest in Lehigh Valley industrial real estate, where limited vacancy and demand for small- and mid-sized industrial space have supported development and acquisition activity.

Regal Ventures Director of Acquisitions David Lawrence cited vacancy below 4% for industrial properties ranging from 20,000 to 100,000 square feet, describing the property as one with “a committed occupant, a well-located asset, and a clear path to value creation.”

The facility was built in 1972 and renovated in 1993. Located on a 12.4-acre site in Forks Industrial Park, the building includes one grade-level loading door and five dock-height doors.

HAT designs and manufactures ergonomic workspace products, including monitor arms, sit-stand workstations, workspace furniture and point-of-sale systems. The company was founded in 1986 as Innovative Office Products and adopted the Human Active Technology name in 2022.

Benchmark Real Estate is based in Lancaster, while Regal Ventures is headquartered in New York. The companies said the property will remain fully occupied under its existing triple-net lease arrangement.
