Pennsylvania Home Prices Rise as Sales Fall 6%

LEMOYNE, PA — Pennsylvania home prices remained 4.7% above year-earlier levels in August even as sales fell nearly 6%, extending the affordability pressure on buyers despite little month-to-month movement in prices, transactions or available listings.

The statewide median sales price was $330,000, unchanged from July but up from $315,000 in August 2025, according to the latest Pennsylvania Association of Realtors housing report.

Sales totaled 11,451, essentially unchanged from July but down 5.9% from 12,168 a year earlier.

Available inventory also showed little monthly movement. Pennsylvania had 45,828 active and pending listings in August, compared with 45,944 in July and 46,672 a year earlier, a 1.8% annual decline.

The combination left Pennsylvania with 4.56 months of inventory, below the six months the report uses as the threshold for a balanced market and keeping statewide conditions on the seller’s side.

Supply varied substantially by price. Homes priced from $250,000 to $374,999 had 3.9 months of inventory, the tightest of the 10 price bands tracked in the report, followed by 4.3 months for both the $125,000-to-$249,999 and $375,000-to-$499,999 ranges.

Inventory became progressively more abundant at the upper end. Homes listed from $1 million to $1.99 million had 6.8 months of supply, while properties priced at $2 million or more had 12.7 months.

The $125,000-to-$249,999 range had the largest number of August listings at 11,676, followed by 10,556 properties priced from $250,000 to $374,999. Just 610 listings were priced at $2 million or more.

“A steady housing market provides consistency for both buyers and sellers as they consider their next move,” Pennsylvania Association of Realtors President David Dean said.

The annual figures show a market in which prices continue to rise even as fewer homes change hands and the number available for sale remains below last year’s level.

The report was compiled by Realtors Property Resource using MLS data covering single-family homes, condominiums, townhouses and apartments. The listings measure includes both active and pending properties.
