EXTON, PA — Uwchlan Township supervisors will resume a public hearing Tuesday on Rockwell Downingtown LLC’s proposed 492-home development along Lionville Station Road, a plan that would create a new residential zoning overlay and reshape more than 100 acres of former Downingtown Area School District property.
The proposal combines a zoning amendment with a tentative Planned Residential Development plan. Rockwell is seeking creation of a Planned Residential Development-1, or PRD-1, overlay that would permit the project to move forward under a new set of zoning provisions.
The tentative plan calls for 492 homes, more than 100 acres of open space, a natatorium and a nature trail.
Neither the zoning amendment nor the residential development has received final approval.
The size of the proposal puts it among Chester County’s largest pending residential developments, with potential implications for traffic, schools, infrastructure and surrounding neighborhoods as supervisors weigh whether the property should accommodate the additional housing.
Tuesday’s continued hearing is scheduled from 6 to 10 p.m. at the Uwchlan Township municipal building, 715 N. Ship Road in Exton. Written comments must be submitted by 9 a.m. that day.
Once the hearing is closed, supervisors will consider the proposed zoning amendment. The board will also have up to 60 days to decide whether to approve the tentative development plan.
