Chester County’s Housing Market Defies the Odds — Prices Surge While the Nation Slows!

CHESTER COUNTY, PA — Chester County’s housing market showed resilience in July 2025, bucking the modest slowdown seen nationally, according to the latest data from local real estate metrics and the RE/MAX National Housing Report.

While U.S. home sales dipped 0.7% from June, Chester County’s market continued to display healthy demand. The median sold price for all home types in the county reached $579,745, down 3.4% month-over-month but up 9.5% year-over-year. Detached homes performed even better, with a median price of $650,000, reflecting a 10.3% annual increase despite a 7.5% monthly decline.

Closed sales in Chester County totaled 598 for the month, down 6.1% from June but still 8.1% higher than last July. New listings also rose year-over-year, climbing 9.2% to 626, even as active listings jumped 12% from June to 854.

“July’s housing data reflects a market that’s adjusting seasonally,” said RE/MAX CEO Erik Carlson. “Homes are taking a bit longer to sell, but inventory has remained consistent and prices have held steady. That’s a sign of resilience—and continued opportunity for both buyers and sellers.”

Nationally, homes took an average of 44 days to sell in July, up from 37 a year earlier, while Chester County properties moved faster, averaging 18 days on market. Moreover, local sellers retained leverage, with homes fetching 101.2% of their original list price, compared to the 99% national average.

However, there are early signs of cooling demand. Chester County’s pending contracts dropped 14.6% month-over-month, and the contract ratio fell to 1.02, down from 1.25 in June and 1.31 a year ago, signaling shifting buyer dynamics amid higher borrowing costs.

Overall, Chester County’s market remains robust compared to national trends, supported by sustained price growth, quick sales, and strong seller positioning. Yet, a slowdown in pending activity hints at a potential softening ahead, especially if inventory continues to rise into the fall.
