WEST SADSBURY TWP, PA — Ephrata-based Benchmark Construction paid $23 million for roughly 75 acres along Route 30 in West Sadsbury Township, according to commercial real estate reporting by the Philadelphia Business Journal, putting one of western Chester County’s larger undeveloped commercial properties under new ownership as development expands along the corridor.
The vacant property at 3783-3975 West Lincoln Highway sits on the north side of Route 30 between Route 10 and Moscow Road. It carries a Parkesburg mailing address but is outside Parkesburg Borough.
The seller was an entity affiliated with Mark Bedwell and West Chester-based Bedwell Co. An adjoining Wawa property was not included in the transaction.
Benchmark has not disclosed what it plans to build. Mike Callahan, the company’s vice president of real estate, declined an interview request from the Business Journal.
The acquisition puts Benchmark in control of a large property near several existing and planned commercial developments. Across Route 30, West Sadsbury Commons is anchored by Walmart and Home Depot.
Nearby, Provco Group’s Shoppes at Sadsbury includes Target, Wawa, Chipotle and Wendy’s, while a 60,000-square-foot Giant grocery store is under construction.
Earlier marketing materials for the Benchmark property depicted a multiphase mixed-use development with six commercial pad sites along Route 30, including one that could potentially accommodate a hotel.
Those plans were used to market the property’s development potential and should not be interpreted as Benchmark’s plans for the site. The commercial listing described approximately 74 acres as General Commercial.
Benchmark would need to develop its own plans and proceed through West Sadsbury Township’s land-development and approval process before construction could move forward, leaving the property’s eventual mix and development timeline unresolved.
