YORK, PA — Moove In Self Storage has acquired Stirling Storage in Phoenixville, adding a recently built, nearly 60,000-square-foot facility to its Pennsylvania portfolio as the company continues expanding across suburban Mid-Atlantic markets.
The acquisition includes the property at 305 Kimberton Road, which contains 567 storage units across 59,905 square feet. Constructed in 2019, the facility requires no additional capital investment and has transitioned into Moove In Self Storage’s active management portfolio, the company announced.
The deal strengthens the company’s presence in southeastern Pennsylvania, where Phoenixville has experienced sustained residential and commercial growth in recent years.
According to the company, the facility entered its portfolio with strong occupancy and immediate operating efficiency because of its modern construction and lack of deferred maintenance. The property is located on Kimberton Road, a high-traffic corridor serving the Phoenixville area.

Gilliland noted the acquisition also marks a full-circle moment for the company.
“Interestingly, we provided the feasibility study for this development in 2017 for the seller,” he added. “What a cool full-circle moment.”
Moove In Self Storage indicated the facility will immediately begin operating under its property management platform, with systems intended to optimize day-to-day operations while maintaining existing service levels.
The transaction closed this month.
