WEST CHESTER, PA — Chester County’s reputation as one of Pennsylvania’s most coveted places to live just got fresh ammunition, with a new statewide ranking showing the county is packed with communities where home prices have climbed into eye-popping territory.
Stacker, using data from Zillow, compiled a list of the cities with the most expensive homes in Pennsylvania based on the Zillow Home Values Index for all homes as of November 2025. The result is a snapshot of a housing market where the Philadelphia suburbs dominate the top tier — and where Chester County shows up again and again.
In Chester County, the list’s lower end still reflects prices that would be considered high in much of the state. Downingtown ranked No. 30 with a typical home value of $568,548, followed closely by Exton at No. 26 ($592,054). Avondale (No. 25, $596,856), Paoli (No. 24, $603,305), and Kennett Square (No. 23, $605,134) all landed in the next cluster, keeping Chester County firmly in the statewide top 30.
West Chester, the county seat and one of the region’s most competitive markets, ranked No. 20 with a typical home value of $633,276. Glenmoore came in at No. 18 ($654,149), while Glen Mills ranked No. 15 ($672,542), reflecting the premium buyers pay for space, schools, and proximity to major employment centers.
The highest-ranked Chester County entries push far beyond the “expensive” label and into the stratosphere. Chester Springs ranked No. 9 at $736,571, Malvern placed No. 7 at $771,551, Berwyn climbed to No. 3 at $919,027, and Devon followed at No. 2 with $949,169.
Stacker’s analysis also shows how lopsided the geography of high-priced housing has become: 29 of the top 30 communities were in the Philadelphia-Camden-Wilmington metro area, with only Edgeworth, near Pittsburgh, breaking the southeastern Pennsylvania sweep. Edgeworth topped the statewide list at No. 1 with a typical home value of $964,126.
The list arrives as homebuyers continue to grapple with steep prices and costly borrowing. Stacker’s report notes that mortgage rates remain elevated, intensifying the monthly payment burden even when home values cool from peak growth years.
