LIMERICK, PA — Provident Industrial has acquired and begun construction on a 257,040-square-foot industrial building in Limerick, establishing the Dallas-based developer’s first Northeast project as it targets additional investments from Virginia to Boston.
The Class A development at 300 Keystone Drive is scheduled for completion in summer 2027, the company reported. Paul Touhey of CBRE is handling leasing.
The project places Provident along the Route 422 corridor northwest of Philadelphia, where the company is targeting demand from logistics, e-commerce and advanced manufacturing tenants seeking large-format industrial space.
Eric Moser, Provident Industrial’s market officer, said much of the existing industrial inventory in the submarket is 40 to 50 years old and does not meet the operational requirements of current tenants.
“We are delivering a modern building with great infrastructure access in a dense suburban location that offers the functionality and efficiency the market has been missing,” Moser said.
The development is Provident Industrial’s first Northeast acquisition since the company opened a Philadelphia office in March. Provident is pursuing additional projects in markets with constrained supply, highway access and sustained industrial demand.
“This is our first development in the Northeast, and our intention is to build a lasting presence here,” Moser said. “We are actively seeking additional development opportunities from Virginia to Boston.”
