WYOMISSING, PA — Lennar has broken ground on a 441-home residential development in Wyomissing, Berks County, that will incorporate a 120,000-square-foot shopping center anchored by Whole Foods Market, expanding the area’s housing supply alongside new retail and commercial space.
The development, called Broadcast District, is being undertaken in partnership with Concordia Group and SJC Ventures. The project will combine townhomes and single-family residences with shopping, restaurants, and recreational amenities.
The retail component will include Sephora and Shake Shack alongside Whole Foods, establishing a commercial center within the planned residential neighborhood.
Lennar expects home sales to begin in winter 2026, with starting prices in the $300,000s.
The development will feature five residential collections offering eight floor plans ranging from approximately 1,200 to 4,700 square feet. Six furnished model homes, comprising five townhomes and one single-family residence, are planned for prospective buyers.
The project is designed to serve both first-time buyers and households seeking larger properties, broadening the range of housing options available within the development.
“With green spaces, everyday essentials, and shared destinations woven directly into the neighborhood, Broadcast District offers something new and distinctive for the area,” said Tench Tilghman, president of Lennar’s Pennsylvania-Delaware Division.
Planned amenities include outdoor fitness areas, a dog park, community gathering spaces and a one-mile walking trail.
Homes will include stainless steel appliances, quartz countertops and other standard interior features under Lennar’s Everything’s Included program.
The development will have access to Routes 222 and 422, connecting residents with employment centers and commercial areas throughout Berks County and the surrounding region.
Nearby destinations include Blue Marsh Lake and Penn State Berks. The community will be served by the Wilson School District.
The groundbreaking advances a mixed-use development that combines residential construction with a substantial retail component, adding new housing inventory while creating space for national retailers and neighborhood services.
