HONEY BROOK, PA — D.R. Horton is seeking Honey Brook Township approval for a revised 170-home development along Horseshoe Pike, advancing a project that would add substantial residential density and new recreational facilities to the municipality.
The Arbor Glenn plan calls for 85 two-family buildings at 2077 Horseshoe Pike. Formal plans for the current version were submitted Feb. 20.
The township Planning Commission’s next meeting is scheduled for Thursday, Sept. 24, from 7 to 8:30 p.m. The available information does not establish whether Arbor Glenn will appear on that meeting’s agenda.
The proposal remains subject to municipal review and approval. D.R. Horton has granted the township additional time to consider the plans as revisions proceed through the Planning Commission and Board of Supervisors.
The current submission replaces earlier versions filed in 2022 and 2025 that are no longer being pursued.
D.R. Horton is requesting a waiver involving a stormwater basin component of the plan. The developer is not seeking other relief from township requirements, according to project information.
Stormwater management, traffic, and the project’s potential demand on municipal services are among the issues raised by a development of this scale.
The proposed community would include a baseball field, basketball court, tennis and pickleball courts, playgrounds and parking. The recreation facilities are proposed to be available for township use.
The township Recreation and Park Board, Planning Commission and supervisors have discussed the amenity package during their reviews.
A separate subdivision application would remove the approximately four-acre Honey Brook Speedway property at 2177 Horseshoe Pike from the larger tract planned for Arbor Glenn.
The Planning Commission recommended conditional final approval of the speedway subdivision May 28. Final action by the Board of Supervisors remains pending.
D.R. Horton has asked the township to review the speedway subdivision alongside the Arbor Glenn plans. The company has indicated that it would donate the separated parcel to help preserve the longtime racing venue.
Honey Brook Speedway is home to the Honeybrook Speedway Quarter Midget Club. Separating the property would keep it outside the proposed residential development.
D.R. Horton previously indicated that the Arbor Glenn homes would contain approximately 2,000 to 2,600 square feet.
The developer is targeting final approvals by late 2026 or early 2027, with construction to follow. That schedule depends on the outcome of the township review, and the plans may change as D.R. Horton responds to municipal comments.
