HONEY BROOK, PA — D.R. Horton’s proposed 170-home Arbor Glenn development will face a conditional-use hearing Sept. 28 in Honey Brook Township, moving the revised project into a formal review that could result in approval with conditions, denial, or additional proceedings.
The hearing is scheduled for 7 p.m. Monday, Sept. 28. No conditional-use approval has been granted.
The current plan calls for 170 residential units in 85 two-family buildings at 2077 Horseshoe Pike, along Route 322. Recreational facilities and related infrastructure are also proposed.
The development has been moving through the township’s Planning Commission and Board of Supervisors review processes, with municipal scrutiny focused on traffic along the Route 322 corridor, stormwater management, and coordination with neighboring properties.
A related plan seeks to subdivide about 4 acres occupied by the Honey Brook Speedway at 2177 Horseshoe Pike from the broader parent tract. D.R. Horton has requested concurrent review of that subdivision and Arbor Glenn.
Earlier versions of the development, previously tracked under names including Arbor’s Glen and SD #2021-10, contemplated larger single-family or mixed residential footprints across more than 100 acres along Horseshoe Pike and Chestnut Tree Road.
D.R. Horton refined the project and formally resubmitted the current 170-unit, semi-detached configuration in February 2026.
At the Sept. 28 hearing, township supervisors will receive testimony on the conditional-use application. They may approve the request with conditions, deny it, or continue the hearing.
