DOWNINGTOWN, PA — Hankin Group has opened a 67-unit apartment building at River Station in Downingtown, advancing a second phase that will add 160 residences to the 70-acre mixed-use development as the company expands its housing footprint near the borough’s train station.
The building is the first of two planned for the second phase. A 93-unit building is expected to open in spring 2027, completing the expansion, according to Hankin Group.
The new apartments range from 750 to 1,240 square feet and include one- and two-bedroom configurations, with den options available. Units feature quartz countertops, stainless steel appliances, gas ranges, full-size washers and dryers and frameless shower doors.
The building is LEED Gold certified and incorporates energy-efficient heating and cooling systems, ENERGY STAR appliances, water-saving fixtures, electric-vehicle charging stations and energy-management systems.
Hankin is positioning the expansion around River Station’s transit-oriented location, with the development near the Downingtown Train Station, downtown Downingtown, Johnsontown Park and the county trail network.
“Our goal was to seamlessly combine the convenience of transit-oriented living with the distinctive charm and character of Chester County,” Michael Hankin, chief operating officer of Hankin Group and president of Hankin Apartments, said.
The new building also includes coworking and collaborative areas, parking, bicycle storage, a package room and outdoor grilling areas. Residents have access to shared amenities elsewhere at River Station, including a clubhouse, fitness center, pool, multi-sport court and simulator, demonstration kitchen, business center and dog park.
River Station also includes about 10,000 square feet of retail space. Current food and beverage tenants include Noble Goat, Sweet Aloha Bowls and Twin Valley Coffee.
The development currently has 363 apartments, according to Hankin Group. The 160 units planned as part of the second phase would increase River Station’s residential inventory as the remaining building comes online in 2027.
