CHESTER COUNTY, PA — The median home list price in Chester County dropped to $599,000 in June 2025, marking a 5.8% decline from the previous month, according to new data. Nationally, the housing market is undergoing a subtle but significant shift. While inventory has climbed—up 28.1% year-over-year—more homeowners are also pulling their listings, reflecting a tug-of-war between eager buyers and hesitant sellers. In Chester County, the price drop suggests that sellers may be adjusting expectations as more options become available to buyers.
Danielle Hale, Chief Economist at Realtor.com®, described the current market as “a study in contrasts,” noting that while buyers now have more choices than in recent years, many sellers are still anchored to high price expectations. As a result, some homeowners choose to wait rather than cut prices.
This push-and-pull dynamic is evident in Chester County’s data. Even as inventory levels offer buyers more negotiating power, some sellers appear reluctant to follow through if offers fall short. The national report noted that delistings—homes taken off the market without a sale—jumped 47% in May year-over-year, indicating a broader trend of seller hesitation.
Meanwhile, nationally, price cuts have become more common. In June, 20.7% of U.S. listings saw reductions, the highest for that month since at least 2016. While Chester County’s precise rate of price cuts wasn’t specified, the local price decline suggests that sellers here are beginning to meet buyers where they are.
The Realtor.com® data also revealed that homes are staying on the market longer, with the national median days on market rising to 53 days—five days more than last year and similar to pre-pandemic norms. Longer selling times in Chester County may be contributing to downward pressure on prices as sellers weigh the costs of waiting versus adjusting list prices to attract offers.
For buyers in Chester County, the current market could present opportunities. Expanded inventory and softening prices allow for greater selection and negotiating room, a stark contrast to the frenzied, competitive market of recent years.
At the same time, sellers who remain in the market may need to recalibrate their strategies, considering both price adjustments and longer marketing timelines.
