WEST CHESTER, PA — A. Duie Pyle has purchased a 43-acre site at the Port 460 Logistics Center in Suffolk, Virginia, setting the stage for a major expansion designed to anchor warehouse operations, less-than-truckload cross-dock services, and transloading near one of the East Coast’s busiest ports.

The family-owned logistics provider said the new integrated campus at 3047 Starboard Court will bring a 52-door LTL cross-dock and 200,000 square feet of warehouse space under one roof, with expansion capacity reaching 420,000 square feet. The facility is intended to give shippers a seamless blend of storage, transportation, and direct access to Pyle’s final-mile network across the Northeast, Mid-Atlantic, and Ohio freight corridors.

Company officials said the Suffolk–Norfolk location positions the operation within close reach of the Port of Virginia, a critical import and export gateway that continues to attract large-scale logistics investment.

Frank Granieri, Pyle’s chief commercial officer, said the project reflects mounting pressure on supply chains after years of disruption. He said the integrated warehouse and LTL service center is designed to improve speed, resilience, and adaptability for customers operating in a high-demand market.

Construction is expected to be completed in the second quarter of 2027, with the facility projected to create new jobs during its first year of operation. Roles will span warehouse operations, driving, and logistics support, with employment expected to grow as the campus reaches full capacity. Pyle said the site will support its broader transportation network from Virginia to Maine and west through Ohio.

The property sits within the Port 460 Logistics Center, a master-planned industrial park developed by Rockefeller Group and Matan Companies. Developers broke ground on the project in September 2024 and are nearing completion of the first two buildings, totaling more than 585,000 square feet of distribution space.

Pyle will develop Building 5 as part of the project’s first phase, which is planned to deliver 2.4 million square feet of industrial space across five buildings. A second phase totaling 2.6 million square feet is planned following completion of the initial buildout.

Local officials said the sale signals growing confidence in Suffolk’s logistics economy. Mayor Mike Duman said the project is expected to strengthen the city’s tax base and could generate up to 50 jobs in its first year after completion.

Sarah McCoy, interim chief executive officer and executive director of the Virginia Port Authority, said the investment reflects Virginia’s standing as a premier East Coast logistics gateway and highlights the role of private-sector partners in expanding supply chain capacity across the Commonwealth.

Leasing at Port 460 is being handled by JLL brokers Gregg Christoffersen and Kristopher Kennedy.
