Mobile Home Tax Reassessment Program Continues to Deliver Critical Property Tax Relief Across Chester County

EXTON, PAChester County United Way, in partnership with Legal Aid of Southeastern Pennsylvania, is helping mobile home owners throughout the county achieve long-overdue property tax relief through its Mobile Home Tax Reassessment Program. The program has now assisted more than 1,052 households, reducing assessed property values and preventing over $10 million in unnecessary taxes over the next decade.

Mobile homes depreciate over time, but many owners continue to pay taxes based on their original purchase price, often resulting in inflated and inaccurate bills. This initiative addresses that discrepancy and provides an equitable, accessible path to tax relief for homeowners who may not otherwise have the resources to pursue reassessment.

The program is completely free of charge to participants and covers all costs, including legal and court filing fees. Homeowners are supported throughout the entire process by the Chester County United Way and Legal Aid team.

“This program removes significant financial barriers for our neighbors,” said Christopher Saello, President and CEO of Chester County United Way. “We’ve seen firsthand how meaningful these savings can be, allowing people to stay in their homes and cover essential needs like food, medications, and utilities.”

Participants have reported annual property tax reductions ranging from $500 to $2,000. The average savings is $882 per year, with no risk to the applicant—property taxes will not increase as a result of applying.

The deadline to apply for the 2025 reassessment cycle is July 18. All mobile home owners in Chester County are encouraged to apply by visiting UnitedForMobileHomes.com or calling 877-429-5994. Spanish-language assistance is available at 610-436-4510.

Additionally, current program participants can refer others and receive a $15 Visa gift card for each referral that results in a completed application. Referral details can be found at qrco.de/MobileHomeReferral.
