Terravet Transforms Vacant Brewery Into BluePearl Veterinary Hospital in Washington

BALA CYNWYD, PA — Terravet Real Estate Solutions has finalized the $4.825 million acquisition and redevelopment of a former brewery in Tukwila, Washington, converting the long-vacant property into a modern veterinary facility for BluePearl Pet Hospital Renton.

The new 14,825-square-foot hospital, located at 402 Baker Boulevard, more than doubles the space of BluePearl’s previous location and enhances the company’s capacity to provide emergency and specialty care in the Seattle-Tacoma-Bellevue region. Terravet contributed $1 million toward tenant improvements to help retrofit the space for 24/7 clinical operations.

“Turning an idle site into a high-functioning veterinary hospital is exactly the kind of outcome we aim for,” said Daniel Eisenstadt, CEO of Terravet. “This project shows how adaptive reuse can meet the needs of veterinary operators and the communities they serve.”

BluePearl identified the property—which had been vacant since July 2021—as a strategic location for expansion and enlisted Terravet’s support in acquiring and converting the facility. The redeveloped site now features advanced treatment capabilities, an efficient layout for continuous operations, and capacity to support a larger team of veterinary professionals.

Terravet completed the acquisition in coordination with seller MRFH LLC, reinforcing its broader strategy of aligning with veterinary providers to create clinical real estate in underserved markets. The deal is the latest in a string of development projects by the firm, which owns more than 1.5 million square feet of veterinary and pet care real estate across over 35 states.

The Tukwila project follows Terravet’s recent high-profile conversions, including a former furniture store transformed into a 31,000-square-foot hospital in Roseville, California, and the acquisition of three veterinary and pet care properties in the Atlanta suburbs.

By bringing new life to dormant properties, Terravet continues to address rising demand for animal care infrastructure while supporting veterinary operators with real estate tailored to their evolving needs.
