Terravet Expands Veterinary Real Estate Portfolio With $7.75 Million Acquisition in Baltimore

BALA CYNWYD, PATerravet Real Estate Solutions has completed its $7.75 million purchase of Eastern Animal Hospital in Baltimore, adding a prominent veterinary facility to its growing portfolio of purpose-built medical properties.

The 16,433-square-foot building, located at 6575 Eastern Ave., houses one of the city’s leading general practice clinics, which also provides urgent and emergency care, dentistry, diagnostics, behavioral medicine, and pharmacy services. Built in 2019 by Whiting-Turner Contracting, the hospital was designed to meet the specific needs of veterinary care while allowing for future expansion.

The hospital sits in a dense urban corridor, giving it visibility and easy access for pet owners throughout Baltimore and surrounding communities. Its design integrates clinical, diagnostic, and non-medical functions, making it adaptable to evolving practice needs.

Eastern Animal Hospital is now part of Terravet’s private real estate investment trust (REIT), which manages more than 650,000 square feet of veterinary and medical facilities nationwide. The REIT enables veterinary practice owners to exchange their properties for diversified shares through UPREIT transactions, a tax-deferred structure that offers long-term stability and reduced risk.
