BALA CYNWYD, PA — Terramed Real Estate Solutions has completed the $1,927,500 acquisition of the property occupied by Animal Hospital of Dauphin County, adding a long-established veterinary facility to its healthcare-focused real estate portfolio.
The 7,384-square-foot, one-story building houses a general veterinary practice staffed by 12 veterinarians and has served the greater Harrisburg area for nearly 65 years. The property is now held within Terramed’s REIT structure under a long-term lease, allowing the practice to continue operating at the location while providing stable, healthcare-oriented tenancy for the real estate owner.
“Our acquisition of this property reflects the important role Animal Hospital of Dauphin County holds in the community,” said Daniel Eisenstadt, chief executive officer of Terramed Real Estate Solutions. He said the practice’s longevity, consistent regional demand, and established location align with the firm’s long-term investment strategy.
Located minutes from U.S. Route 22 in West Hanover Township, the facility has undergone renovations over time to support expanded clinical capabilities. The building includes an in-house laboratory and pharmacy, surgical and rehabilitation areas, and advanced diagnostic and treatment equipment such as X-ray and ultrasound machines, along with therapeutic technologies including low-level lasers.
The transaction was structured as an UPREIT exchange, with the seller contributing most of the property’s equity in return for REIT operating partnership units. Terramed said the structure allows for a tax-efficient ownership transition while giving the seller continued participation in a diversified healthcare real estate portfolio.

He said the arrangement provides continuity for patients and staff while positioning the practice to serve the community for decades to come.
Terramed said the acquisition reflects its broader focus on healthcare properties tied to essential, community-based services with long operating histories and stable occupancy profiles.
