RADNOR, PA — EQT Real Estate has acquired the I-78 Commerce Center, a newly built 809,000-square-foot cross-dock distribution facility in Berks County, reinforcing its bet on high-spec logistics assets tied to the nation’s supply chain backbone.
Completed in 2024, the property was designed for large-scale national distribution. The building features 40-foot clear heights, a 590-foot depth, and a 185-foot truck court, supported by 123 dock-high doors, four drive-in doors, and parking for 156 trailers. Its cross-dock configuration and limited office space reflect a focus on throughput efficiency rather than administrative use.
The facility sits along the Interstate 78 corridor, a critical artery connecting the Northeast and Mid-Atlantic. From the site, nearly half of the U.S. population can be reached within a single day’s drive, a logistical advantage amplified by access to regional and international airports, extensive freight infrastructure, and an intermodal rail terminal. Proximity to the Port of New York and New Jersey further enhances its appeal for time-sensitive distribution.
The broader I-78 and I-81 corridor has become one of the most competitive industrial markets in the country. Developers face constrained supply, lengthy entitlement processes, and a shortage of large-format, modern facilities, factors that have increased competition for newly delivered assets.
Matthew Brodnik, chief investment officer at EQT Real Estate, said the acquisition strengthens the firm’s logistics portfolio in a market where scale and access are increasingly difficult to replicate. He said the facility’s design and location position it to meet both regional and national demand as supply chains continue to evolve.
The transaction aligns with EQT Real Estate’s strategy of targeting mission-critical infrastructure in strategic U.S. distribution markets, prioritizing modern specifications and tenant utility. CBRE National Partners, including Brad Ruppel, Michael Hines, Joseph Hill, and Brian Fiumara, represented the seller in the deal.
