D2 Capital Advisors Closes $6.3M Loan as Bucks County Multifamily Demand Surges

PHILADELPHIA, PA — D2 Capital Advisors announced the closing of a $6.3 million Fannie Mae permanent loan for a renovated 46-unit multifamily property in Bucks County, securing non-recourse financing that refinanced existing debt and returned equity to the owner.

The loan was originated through Arbor Realty Trust under the Fannie Mae Small Balance Loan program. D2 Capital said the financing structure reduced the borrower’s cost of capital while maximizing proceeds based on the property’s strong operating performance and recent lease-up.

Jack Cortese, vice president at D2 Capital Advisors, said the team delivered a competitive outcome by aligning the loan terms with the property’s stabilized performance metrics. Wayne Everett, chief investment officer at SC Capital, the transaction sponsor, said the financing exceeded expectations and supports the firm’s strategy of expanding its suburban multifamily portfolio while generating resilient returns.

The garden-style complex consists of four low-rise residential buildings with one- and two-bedroom units. Originally built in the 1960s, the community recently received a full renovation, including upgraded kitchens, bathrooms, flooring and mechanical systems. Residents also benefit from private entrances, off-street parking and shared laundry facilities. Its location near Route 1, I-295 and the Trenton Transit Center provides strong commuter access across the region.
