EXTON, PA — A national leader in high school and senior photography is planting a new flag in Chester County, as CADY Studios signed a lease for nearly 6,800 square feet at Hankin Group’s Eagleview development, marking a significant expansion of its Pennsylvania presence.
Hankin Group announced that CADY Studios, the largest high school and senior photography company in the United States, will open a full-service studio and operations center at 411 Eagleview Boulevard. The location is expected to open in summer 2026 and will serve families across Exton and the surrounding region.
With 21 studios nationwide, CADY has built its brand by turning senior portraits into a highly produced, personalized experience. In addition to senior sessions, the company partners with schools to deliver picture day services, graduation photography, candid sports coverage, and team photos.
“We are thrilled to welcome CADY to Eagleview and provide a fantastic new amenity for Eagleview residents and visitors,” said Sam Sherrill, director of commercial leasing for Hankin Group. He said the location’s proximity to Eagleview Town Center will allow families to easily celebrate after portrait sessions, with dining and retail options just steps away.
The new studio places CADY in the heart of Eagleview, an 800-acre, master-planned mixed-use community that includes more than 1,000 residences, 2.5 million square feet of office space, and more than 50,000 square feet of retail. The 31,400-square-foot Class A office building at 411 Eagleview Boulevard is part of a walkable environment designed to integrate residential, commercial, and retail uses through sidewalks, jogging paths, and greenways.

He said the expansion strengthens the company’s ability to deliver its senior portrait and school photography services to students, families, and schools across the region.
The studio’s location near Eagleview Town Center places it within walking distance of restaurants and shops including L’Olivo Trattoria, Brickside Grille, Al Pastor, Persis Indian Grill, Gemini Hair Design & Spa, and Wellington Square Bookshop.
Hankin Group was represented internally by Sherrill in the transaction. CADY Studios was represented by Brian Smyth of CBRE and Scott Henley.
The addition of CADY Studios continues Eagleview’s steady growth as a destination for businesses seeking visibility, accessibility, and proximity to a built-in residential community.
