HARRISBURG, PA — Pennsylvania’s real estate market has entered a vibrant spring season, marked by a significant rise in both homebuying and selling activity, according to the latest housing market report from the Pennsylvania Association of Realtors®. The data highlights a 35% increase in home sales across the commonwealth from February to April, signaling renewed enthusiasm among buyers and sellers alike.

During April, home sales totaled 9,161, a marked improvement from the 6,751 reported in February. Bill Lublin, president of the Pennsylvania Association of Realtors® and CEO of Century 21 Advantage Gold in Philadelphia, confirmed that these numbers are consistent with historical trends. “Springtime is considered peak season in the housing industry, and Pennsylvania Association of Realtors® market data supports that this spring is no exception,” said Lublin.

Families looking to move before the start of a new school year and sellers aiming to showcase their homes at their best are key contributors to this seasonal momentum. “We consistently observe a boost in buyer demand as families aim to settle into new homes before the summer months and the start of the academic year,” Lublin explained. “Simultaneously, sellers are keen to showcase their properties under the most favorable conditions, capitalizing on enhanced curb appeal as landscapes bloom and there are more daylight hours.”

The report also revealed a roughly 22% uptick in the number of homes listed for sale between February and April, offering buyers more options to choose from. Compared to the same period last year, home listing inventory increased by 9.5%, further underscoring the appeal of spring as a prime selling season.
