Pennsylvania Home Sales and Prices Decline in January

LEMOYNE, PA — Pennsylvania home sales fell sharply in January, declining 35.9% year over year to 4,559 transactions, while the median sales price dropped 3.7% to $265,000, according to the Pennsylvania Association of Realtors’ January 2026 housing report.

Sales were also down 45% from December 2025, when 7,113 homes sold statewide, reflecting a significant month-over-month slowdown.

The median sales price declined from $275,000 in January 2025 and from $289,900 in December 2025, marking the second consecutive monthly decrease.

Statewide listings rose to 32,212 in January, up just over 5% from December, but remained about 3% lower than January 2025 levels.

Inventory stood at 3.29 months in January, indicating a seller’s market. A six-month supply is generally considered a balanced market between buyers and sellers.

David Dean, the association’s 2026 president and a Realtor with Howard Hanna Real Estate Services in the Pittsburgh region, attributed the slowdown in activity to winter weather conditions.

“Severe weather has helped dampen activity, delaying showings, slowing construction and discouraging buyers from entering the market last month,” Dean said. He added that the trend mirrors patterns seen nationally.

The report also details price-range activity. In January, there were 8,857 active listings priced between $125,000 and $249,999, representing the largest concentration of available homes .

Homes priced between $250,000 and $374,999 accounted for 7,373 listings, while 5,074 listings were in the $375,000 to $499,999 range.

At the higher end of the market, 1,270 homes were listed between $1 million and $1.99 million, and 471 properties were priced at $2 million and above.

The January report was compiled by RPR®, a subsidiary of the National Association of Realtors, using MLS data that includes single-family, condominium, townhouse and apartment listings.
