Pennsylvania Home Prices Rise as Listings Increase in February

PENNSYLVANIA — Median home prices and listings increased in Pennsylvania in February, while sales held steady compared to a year earlier, according to a housing report released by the Pennsylvania Association of Realtors.

The median home sales price rose 3% year over year to $287,500 and increased 8.5% from January, the report found.

The number of homes on the market grew nearly 2% from February last year to 33,971 and was up 5.5% month over month.

“This gradual rise in inventory is helping rebalance the market and giving homebuyers more choices,” said David Dean, the association’s 2026 president.

Sales totaled 6,759 homes in February, unchanged from a year earlier but up 48% from January.

Dean said the increase in month-to-month sales may reflect seasonal trends as buyers begin entering the market ahead of spring.
