The median listing price reached $594,900, up 2.6% from a year earlier, while the median sold price climbed to $602,000. Homes are moving quickly—averaging just 17 days on the market, in line with last year—and sales volume jumped 24% from May, with 638 units sold. Average home values rose 3.8% over the past year to $571,407.
High-value areas continue to dominate the county’s price charts. Radnor leads with a median sale price of $1.107 million, followed by Berwyn and ZIP code 19312 at $948,000, and 19087 at $831,000. These markets remain the county’s most expensive and most competitive.
The local picture mirrors broader national trends outlined in Realtor.com’s 2025 Hottest ZIP Codes Report, which shows strong buyer demand in select suburban markets, especially in the Northeast and Midwest. The top-ranking ZIP, Beverly, Mass. (01915), is part of a pattern: suburbs with good access to major job hubs, strong amenities, and relatively better value than pricier city cores are attracting higher-income, equity-rich buyers willing to act quickly.
The report notes that homes in the top 10 ZIPs nationwide sell 30 to 42 days faster than the U.S. average and garner more than three times the typical listing views. Many of these areas, like Marlton, N.J. (08053) in the Philadelphia metro, are priced above the national median of $441,000 yet still under their metro averages—suggesting buyers are chasing relative value rather than rock-bottom pricing.
Chester County’s sustained price growth, rapid sales, and concentration of high-value communities fit well into this narrative. With limited inventory and financially ready buyers in the market, conditions remain competitive, keeping pressure on prices and favoring sellers well into the second half of 2025.
