ChristianaCare Expands into Legacy Crozer Facilities in Major Southeastern PA Lease Agreement

MEDIA, PA — ChristianaCare has signed a long-term lease for over 190,000 square feet of medical office space across five outpatient buildings formerly occupied by Crozer Health in Delaware and Chester Counties. The transaction, executed with Anchor Health Properties, marks a significant expansion of ChristianaCare’s presence in Southeastern Pennsylvania.

The properties include locations at 300 and 500 Evergreen Drive in Glen Mills, 30 Lawrence Road in Broomall, and 2010 and 2050 West Chester Pike in Havertown. All five sites were previously operated by Crozer Health but have remained vacant since its exit from the facilities.

Anchor Health Properties, which owns and manages the portfolio, repositioned the properties for long-term investment and redevelopment, ultimately securing ChristianaCare as a major tenant. The health system will deliver a full suite of outpatient services at each site.

Anchor Health Properties currently owns and manages over 1.5 million square feet in the greater Philadelphia region. ChristianaCare was represented in the transaction by CBRE’s Tom Stone and Brannan Knott.

This lease reflects broader trends in healthcare real estate, where health systems are expanding into outpatient settings to meet evolving patient needs and bring care closer to home.
