Chester County Housing Market Cools in July as National Mansion Trends Highlight Regional Contrasts

CHESTER COUNTY, PA — The Chester County housing market showed signs of cooling in July 2025, even as prices remained elevated compared to last year. Median sold prices dipped 3.4% from June to $579,745, but were still 9.5% higher than July 2024, underscoring the county’s continued long-term price growth despite short-term fluctuations.

Closed sales totaled 598 for the month, down 6.1% from June but up 8.1% year-over-year, suggesting that while activity has softened recently, buyer demand remains stronger than last summer. New listings also reflected a mixed trend, slipping 1.9% from June but rising 9.2% compared to a year ago. Active inventory expanded to 854 homes, a 12% monthly increase, providing buyers with more choices amid a competitive landscape.

Homes in Chester County continued to sell quickly, averaging just 18 days on the market. Sellers also maintained an advantage, with the sold-to-original list price ratio at 101.2%, indicating that many homes are still commanding above-asking offers.

The luxury segment revealed sharper adjustments. Detached homes saw the median price fall 7.5% from June to $650,000, though still up 10.3% year-over-year. Buyer momentum in this tier cooled significantly, with new pending sales dropping 14.6% month-over-month and the contract ratio falling from 1.25 in June to 1.02 in July. That shift suggests that high-end buyers may be becoming more selective as supply increases.

Notable listings included a 7,248-square-foot estate at 7 Bittersweet Drive in West Chester, priced at $3.49 million. Set on 12 acres in the Unionville-Chadds Ford School District, the five-bedroom, four-bath home reflects the upper end of Chester County’s market, where demand remains steady but increasingly cautious.

These local dynamics stand in contrast to Zillow’s latest national analysis of mansion affordability. The study found that while the median U.S. mansion — defined as a home with at least 5,000 square feet — is valued at more than $1.4 million, select metro areas like Buffalo, Indianapolis, Cleveland, and Memphis still offer mansions below $1 million. By comparison, Chester County’s luxury price point, at $650,000, appears more accessible than national averages but far above the Midwest bargains Zillow highlighted.

Nationwide, the share of mansions priced under $1 million has shrunk from 45% in 2021 to just 30% today, reflecting broader affordability challenges. In high-cost regions such as California, where median mansion values range from $4.6 million to $6.5 million, Chester County’s luxury market may look modest by comparison. Still, with demand softening and inventory climbing, the local market may be entering a period of recalibration.

For Chester County buyers and sellers, the current environment presents a blend of opportunity and caution. While long-term trends remain strong, the recent cooling suggests that price growth could moderate as more homes hit the market and buyers weigh rising costs against lifestyle priorities.
