PHILADELPHIA, PA — The city of Philadelphia is reminding property owners that Real Estate Tax bills for 2024 are due in just a few weeks. With the March 31 deadline approaching, the city is encouraging residents to pay their bills in advance to avoid late charges and potential tax foreclosure.

Real Estate Tax is a financial obligation for all property owners in Philadelphia. The tax, which is based on a property’s assessed value as determined by the Office of Property Assessment (OPA), is due once a year. It plays a pivotal role in funding essential city services, including local schools, police, and fire departments.

More than 335,000 bills were mailed to Philadelphia homeowners in December. If you received one, there are several payment options available:

Online: The Philadelphia Tax Center’s website offers an easy way to pay your bill. You don’t need a username or password to access your bill, but if you own or manage multiple properties, creating these credentials can streamline your payment process.

Over the phone: Free eCheck payments can be made by calling (877) 309-3710. Be prepared to provide your bank account and routing numbers. Note that fees apply for debit or credit card payments.

In-person: Payments can be made at the Municipal Services Building in Center City and the Northeast satellite office. Cash payments are only accepted at the Center City location. To save time, consider making an appointment.

By mail: Checks can be mailed to the Philadelphia Department of Revenue, P.O. Box 8409, Philadelphia, PA 19101-8409. Include your payment voucher and write your OPA number on the check.

If you are unable to pay your bill in full by the deadline, the city urges you to contact the Department of Revenue at (215) 686-6442 to learn about property tax payment plans. An Installment Plan option is also available at tax-services.phila.gov, which allows you to pay your bill month-to-month without interest or penalty. However, applications for this program must be submitted by March 31.

Additional assistance is available for homeowners who live on their property, including veterans, senior citizens, and low-income families. Such residents can call (215) 686-6442 and ask for Real Estate Tax assistance.
