CHESTER SPRINGS, PA — The Upper Uwchlan Township Board of Supervisors recently announced that they will be conducting a public hearing on July 18, 2022, to consider and possibly adopt an Ordinance proposing to eliminate the F1 and F2 Flexible Development Overlay District from the Township Zoning Map. This would effectively remove the ability of property owners in these districts to apply for special exceptions that allow for more flexible development.
The zoning of properties in the township will continue to be Residential (R1, R2, R3, R4), but the F1 and F2 Overlay designation will no longer be in effect. The F1 and F2 Overlay designation allowed residential parcels greater than 10 acres to be subdivided using design regulations in 200-72 of the Township Zoning Ordinance.
However, this designation is no longer necessary, as all residential parcels are reportedly now able to be subdivided without the use of special design regulations. This change will reportedly simplify the zoning process for residents and developers alike, and will help to ensure that all properties in the township are developed in a consistent manner.
The announcement stated that the proposed amendment to the conditional use ordinance will not impact parcels that do not contain a minimum of 10 acres. The amendment intends to remove the F1 and F2 Flexible Development Overlay Districts in order to streamline the development process and create more efficient and effective regulation.
Nevertheless, if your parcel does not meet the minimum acreage requirements, you will not be affected by this change. This amendment will only impact those who are looking to develop their land for commercial or industrial purposes.
Upper Uwchlan Township will be holding the meeting at the Pickering Valley Elementary School cafeteria and the public is invited to attend. The purpose of the meeting is to gather feedback from the community.
